Brokerage Fees
Luxury Garda Real Estate applies the following brokerage fees:
Sale & Purchase
4,5% + VAT payable by the buyer and 4,5% + VAT payable by the seller, calculated on the final purchase price.
Short-Term Rentals (1–6 months)
25% + VAT payable by the owner and 25% + VAT payable by the tenant, calculated on the final rental amount.
Annual Rentals
15% + VAT payable by the owner and 15% + VAT payable by the tenant, calculated on the final rental amount.
Limitation of Liability
The agency operates exclusively as a broker pursuant to Article 1754 of the Italian Civil Code and provides no guarantee regarding the truthfulness, completeness, or accuracy of statements, information, or documentation supplied by the seller or third parties.
All responsibility relating to technical, urban planning, cadastral, tax, and legal data, property compliance, maintenance condition, encumbrances, or third-party rights remains solely with the seller, who expressly indemnifies the agency against any claims or disputes.
Marketing Materials
Renderings, images, floor plans, and promotional materials are for illustrative purposes only and do not constitute contractual elements or guarantees. Any discrepancies with the actual condition of the property shall not be attributable to the agency.
